An apartment gives you space, a kitchen and a local feel, ideal for families, groups and longer stays. But Amsterdam strictly regulates holiday rentals. Here is how to choose a licensed apartment and avoid surprises.

The rules

Holiday rental rules in Amsterdam

To protect housing for residents, Amsterdam limits private holiday rentals:

  • Hosts must register their home with the city and show a registration number in every listing.
  • Private homes may only be rented to tourists for a limited number of nights per year, and only to a small number of guests at a time.
  • Listings that break the rules can be removed, and bookings may be cancelled at short notice.

Our advice: book a listing with a visible registration number, or choose a serviced apartment or aparthotel, which operates under a business licence.
